Every summer, people start their Seaside Heights rental search on VRBO or Airbnb, get overwhelmed, book something that looks fine in photos, and arrive to find it’s three blocks further from the beach than they expected — with one fewer bathroom than they needed. I’ve been renting in Seaside Heights since 2012, and I own a 4-bedroom townhouse right in the center of town. So let me give you the version of this guide that saves you from those calls.

Seaside Heights is a small town. The entire beachfront is maybe a mile long, and the neighborhoods stack up fast — bay side, one block back, two blocks back, a few streets north or south. That geography matters more here than almost anywhere, because it determines whether your family walks three minutes to the beach or fifteen.
There are a few hundred Seaside Heights rentals available across the summer — everything from studios to five-bedroom townhomes. Here’s how they break down:
Townhomes and condos are the most common option for families. Most are clustered in small complexes, usually 3–5 bedrooms, with parking included. Quality ranges a lot. Some were built after Hurricane Sandy and are in great shape. Others have been rented hard for twenty years and show it.
Single-family homes do exist but they’re rare in Seaside Heights. You’ll find more of them if you search Seaside Park (the quiet borough directly south) or Ortley Beach (north, across the town line into Toms River). Both are worth considering depending on what you’re looking for.
Motels are still a thing in Seaside, and they fill a real niche — mostly for prom groups in May and June, and budget travelers who don’t need a kitchen. If you’re planning a family week with kids, you’ll want a rental with a full kitchen. Groceries are cheaper than boardwalk prices by a lot.
Weekly vs. nightly bookings — Peak season in Seaside Heights runs Saturday to Saturday. Most Seaside Heights rentals require a full week during July and August, and honestly, the properties that allow weekend or nightly bookings during peak season are often either out of the prime location or priced so high per night it makes no sense. A week is the format to plan around.

What Do Seaside Heights Rentals Cost in 2026?
Prices have gone up as newer townhouses have been built and the cost of living has increased. Here’s what to actually budget.
For a basic one or two bedroom condo, expect to pay somewhere in the $1,500–$2,500 range for a summer week. You’ll have one or maybe two bathrooms and limited parking. Fine for a couple or two adults without kids in tow, but it gets cramped fast.
The sweet spot for families is a 3–4 bedroom rental. That’s where you get enough space to actually relax — kids have a room, the adults have a room, there’s a living area that doesn’t double as someone’s bedroom. For a 3-bedroom, you’re typically looking at $3,000–$4,500 for a July week. Four bedrooms push toward $4,500–$7,000+ depending on how close to the beach and what’s included.
Five-bedroom rentals exist, and they’re the move for multi-family trips or large groups. Budget $6,000 and up for peak summer weeks.
A few things that move the price significantly:
- Beach proximity — beach block vs. two blocks back is sometimes a $500–$1,000 weekly difference
- Beach badges included — badges are $75 per person for a seasonal badge, so eight badges included in the rental is a real saving
- Parking spaces — two spots included vs. one (or none) matters in a town with summer parking rates
- Pool access — a handful of complexes have pools; those rentals carry a premium

I own here so I’m obviously not a neutral party, but I’ll tell you what makes it worth considering. Shoreside Village is a gated community of 24 townhomes right in the center of the Seaside Heights boardwalk — literally across the street from it. The units are 2, 4, or 5 bedrooms.

There are many VRBO options in Seaside, so you’re sure to find one that suits your needs. Many of these properties offer beach access, ocean views, and other amenities like WiFi and beach passes.
With so many options to choose from, it can be difficult to find the perfect Seaside Heights rental. Here are a few tips to help make the process easier:
- Start early: The best rentals, especially the larger homes and condos tend to book up quickly, so it’s important to start your search early.
- Set a budget: Determine how much you’re willing to spend on your rental and stick to it, if you would like a higher priced space, see if it is large enough to share with another family.
- Consider location: Do you want to be beach block? Do you want to be right in the middle of the action or at the quieter north end of town?
- Amenities and size: There are a ton of Seaside Heights rentals, but which one has the right amenities such as a pool, outdoor space, parking, beach badges, or central air? What about the number of bedrooms? Make sure there is enough room for your group.
- Read reviews: Reviews can offer valuable insights and help identify any potential issues, ensuring that you have a wonderful vacation in SSH.
- Talk To The Owner: Any reputable owner will take the time to talk to you and answer any and all questions you have.
What to Look for in a Seaside Heights Rental Listing
Here’s the stuff that’s easy to overlook when you’re excited about the photos. A lot of Seaside Heights rentals look great in listing photos — wide-angle shots, bright light, freshly made beds. What you actually need to vet is the stuff the camera doesn’t show.
Bathroom count relative to bedrooms. A 4-bedroom Seaside Heights rental with 2 bathrooms is a very different morning than a 4-bedroom with 4 bathrooms. Four adults all trying to get beach-ready by 10am in two bathrooms is a grind.
Parking specifics. “Parking available” and “two private spots included” are different things. Some Seaside Heights rentals have on-site parking for one car, which means fighting for street spots for the second. In July, that’s a real problem. Ask the owner to confirm: how many spots, where are they, and is there an extra fee?
Air conditioning. July in Seaside can be humid and hot inland, though the ocean breeze helps at the beach. Make sure the unit has central AC or window units that actually cover all the bedrooms — not just the living area.
Beach badges. If your Seaside Heights rental doesn’t include them, you’re buying badges separately. As of 2026, seasonal badges are $75/person, weekly are $50/person, and daily are $13/person. Age requirements. Some Seaside Heights rentals — including ours — have minimum age requirements for primary renters. This keeps the property appropriate for families and protects the neighbors. If you’re a younger group, look for listings that don’t have this restriction or be upfront when you reach out to the owner.
Linens. Some Seaside Heights rentals come with linens and towels; others are BYOL. It’s a small thing until you’re packing the car.
Should I book through VRBO/Airbnb or go direct?
Direct is better if the owner offers it — you skip the platform service fees, which can run 10–15% of the total. Search the name of the complex or rental directly online to see if the owner has a site. Shoreside Village, for example, has its own booking process. For properties without a direct option, VRBO is fine — just read the fees carefully before you commit.

Do Any Vacation Rentals in Seaside Heights Have A Pool?
A handful of complexes in Seaside Heights have pools — mostly townhome developments. There are no single-family homes in Seaside with private pools (the lots are too small), but Seaside Park has a few that qualify. Motels in town generally do have pools if that’s the priority.
While the beach and swimming in the ocean are why you may go on vacation, a pool can add a bit of variety to the day! Pools are great especially if you have young children, everyone can still cool down in the water, but, in a much more controlled environment.
Later in the afternoon, the beaches can get also crowded. A private pool offers a more exclusive space for relaxing without the noise and commotion of a busy beach.
What are the Best Large Group Vacation Rentals in Seaside Heights?
The best large group rentals depend on the size of your group. If you are a large group of prom goers, your most likely best will be a motel. If you are a large family of 10 to 12, there are townhomes and home rentals that will work perfectly for your group.

If you’re looking for prom rentals in Seaside Heights NJ, there are several options you can consider. Most prom rentals are at motels in the area, however, there are a few large homes on VRBO as well as Lazy River Rentals that may rent to prom groups.
Beachfront motels in Seaside Heights that may have rooms available for prom rentals include the Aztec Ocean Resort, Boardwalk Sand & Surf Inn Beach Hotel and Boardwalk Hotel Charlee Beach Hotel.
Other motel options include the Sea Palace Motel, Sunburst Motel, Four Winds Motel and more.
Packing Tips for Your Seaside Heights Rental
Good Seaside Heights rentals should already have the basics, but here’s what I always recommend bringing regardless:
Beach cart or wagon. Sand chairs, umbrella, beach toys, snacks, towels. Getting it all down to the beach without a wagon is miserable.
A day’s worth of groceries from home. The local Acme is right on the Ortley/Seaside border (go north on the Boulevard, past CVS — it’ll be on your right when you come back south on 35). It’s a full-size store, but expect Shore prices. Bringing a cooler with the first few days of groceries saves real money.
What Week Should You Pick?
The weeks that get booked first are the July 4th week and the last full week before Labor Day. Both are popular for good reasons.
July 4th is peak summer — the fireworks over the boardwalk are worth seeing once. But it’s also the most crowded week of the year. Every parking spot is taken. The beach gets full by mid-morning. The lines at the Casino Pier rides are long.
Late August — that second-to-last week before Labor Day — is my personal recommendation for families. The Pennsylvania schools tend to go back around Labor Day, which thins the crowd noticeably. The ocean is at its warmest all summer. The weather is usually excellent. You’ll get more of the town with less of the grind.
Mid-July is classic summer and a crowd favorite. If you can only go then, go — just book early and get to the beach before 10am.
